Cenderawasih is a residential development within the mixed development of Bandar Enstek. It is sited a scant 10 minutes away from the Kuala Lumpur International Airport (KLIA), within the district of Nilai and the state of Negeri Sembilan. The entire development is freehold which adds to the value. The entire development is the brainchild of TH Properties, and this housing development was completed in 2008.
With the some housing developments within the entire mixed development of Bandar Enstek, Cenderawasih is one of the first that was completed and offered to the market. The entire development comprises of one and a half storey terrace houses, with average built ups of 1,320 sf and 1,540 sf whereby each house has 3 bedrooms. The launch prices were between RM151,152 and RM228,457, while the subsale prices are at about RM330,000 to RM350,000.
Many of the units for sale in Cenderawasih come either fully furnished or semi furnished, and the prices are highly dependent on the furnishings as being one of the oldest developments in Bandar Enstek. The common fixtures that buyers can find are fully extended wet and dry kitchens, air-conditioners and built in cabinets.
Cenderawasih is not one of the gated and guarded developments as one of the lower end developments. However, residents here still feel quite safe, since it is a relatively small neighbourhood. The neighbourhood is not fancy, yet there is a decently kept playground for children to muck around it during the day.
One of the advantages of being part of a mixed development is that residents of Cenderawasih are well provided for. Convenience shops are aplenty just a bicycle ride out, as restaurants and eateries are. Clinics are also available, as well as a number of primary and secondary schools, while parent who seek better education for their child may send them to the nearby Cempaka International School.
Cenderawasih is fortunate as the main development is well connected to the city via various highways such as the Maju Expressway (MEX). As for transport, it is only forecasted to get better once the Nilai Impian link is completed, whereby the residents will be directly connected to the North – South Expressway and the Nilai Interchange.
